Most land buyers in Uganda don’t lose money because they were careless. They lose money because the plot looked perfect.<\/p>\n\n\n\n
A good location, a clean-looking title, a seller who answers every call. Everything checks out on the surface, and the surface is exactly where land fraud is designed to hide.<\/p>\n\n\n\n
This is the story of a friend who was days away from paying for a plot near Kira, and how one decision, buying a verification package before paying, protected him from a loss of roughly UGX 150 million.<\/p>\n\n\n\n
My friend wanted land to build his family home around Kira. He is a serious, prepared buyer. He visited several locations, compared options, and eventually settled on one plot he loved.<\/p>\n\n\n\n
The location was right. The price looked reasonable. He was ready to pay.<\/p>\n\n\n\n
Before he did, he asked me to go with him for a site visit.<\/p>\n\n\n\n
The first thing I noticed was not the plot. It was the neighbourhood.<\/p>\n\n\n\n
Almost every piece of land in the area was fenced, but almost none had any construction on it. In a desirable area close to Kira, that pattern is unusual. People who buy land in a good location and are free to build usually build. Fences without development often mean owners who want to protect a claim but cannot, or will not, develop.<\/p>\n\n\n\n
Then we saw the second sign. On one of the fences was a warning about fraudulent brokers.<\/p>\n\n\n\n
Neither of these proves anything on its own. Together, they were enough for me to say one thing to my friend: do not pay anything yet. Let’s verify first.<\/strong><\/p>\n\n\n\n A site visit tells you what the land looks like. It does not tell you what the land is<\/em> legally.<\/p>\n\n\n\n So I asked my friend to purchase a verification package from us at PropertyStreet. Verification means checking a property from three angles before any money moves: what the paperwork says, what the ground says, and what the people around it say.<\/p>\n\n\n\n Here is what each layer revealed.<\/p>\n\n\n\n The first step was checking the title details.<\/p>\n\n\n\n The title had passed through four different owners in about twelve months<\/strong>.<\/p>\n\n\n\n That is the kind of detail that should make any buyer stop. Land in a strong location, held by one family for years, usually changes hands rarely. Four transfers in a single year suggests that people kept buying the plot, then quickly getting out.<\/p>\n\n\n\n When a valuable piece of land moves that fast, the right question is not “who is selling?” It is: what is everyone running away from?<\/strong><\/p>\n\n\n\n The title search also showed a caveat<\/strong> registered against the title. A caveat is a formal notice placed on a land title by someone claiming an interest in the property. While it stands, it warns everyone that the land is not free of claims.<\/p>\n\n\n\n So we investigated it. Here is what we learned:<\/p>\n\n\n\n In other words, two people had paid for one plot, and only one of them ended up with the title. The other was left holding a claim, and the caveat was that claim made visible.<\/p>\n\n\n\n When we raised it with the current owner, his answer was that the issue had been resolved<\/strong>, that the previous owner was in jail, and that he would remove the caveat the next day<\/strong>.<\/p>\n\n\n\n That answer was our second red flag, not a reassurance. Here is why:<\/p>\n\n\n\n A buyer who pays on the strength of “it’s been sorted, the caveat will be gone tomorrow” is taking on the lady’s claim along with the land.<\/p>\n\n\n\n Next came a ground search, which means going beyond the paperwork and checking the actual status of the land and the area around it.<\/p>\n\n\n\n It showed that\u00a0the entire estate was under a court injunction.<\/strong><\/p>\n\n\n\n In plain terms, a court had restricted dealings and activity on the land because of an ongoing dispute. Buying a plot under those circumstances means buying a legal problem. Even with a seemingly valid title in hand, a buyer in that position can be blocked from developing, from transferring, and from recovering what they paid.<\/p>\n\n\n\n To understand how it started, we spoke to the local chairman, who knew the history.<\/p>\n\n\n\n According to what we were told, the original family had hired a surveyor to help process a title for their land. As payment, the surveyor was to receive a specific portion of that land.<\/p>\n\n\n\n The dispute began when the surveyor allegedly took more than the portion he had been given<\/strong> when the title was made. That disagreement is what turned into the wrangles, the court case, the injunction, and the fast-moving, fenced-off plots.<\/p>\n\n\n\n (Note: details here are as relayed to us locally and through the verification process.
